These plans are designed to be sold throughout many jurisdictions.  Our plans are designed to meet the requirements of the BOCA National Building Code, 1999 Edition.  Codes are subject to various interpretations and are subject to change.  Therefore, we cannot guarantee compliance with any specific local codes or zoning ordinances.  Even certain communities have their own "covenants" or rules.  The purchaser must ensure that the plans comply with all local building codes, and are suitable for specific site requirements including structural engineering and subdivision restrictions.  It is important to note that in order to build any one of these designs in your location, you will need to consult with your local building department.  We strongly recommend that you consult with a local architect or engineer to review your plans before you begin construction.  Modifications may be necessary for compliance with your local and state regulations and codes.    Because we cannot provide on-site supervision during construction, and due to the great variance in local soils conditions, seismic and energy codes and other conditions, Maine Coast Cottage Co., its owners, its employees, agents and subcontractors make no warranties, either expressed or implied, with respect to the content and/or use of these plans.

the basic design roof snow load (without drift or sliding) used for the roof structure is 50 psf (pounds per square foot).  This roof snow load is based on a ground snow load of 65 psf.  The design roof snow load will vary depending upon geographic location, elevation, exposure and other factors.  All floors have been designed for a 40 psf live load.

Building Costs and Availability of Materials:

Building costs vary widely, depending on a number of factors, including local material costs, labor costs and the finishing materials you select.  We suggest that you obtain a detailed written cost estimate and signed contract from a reputable contractor.  We can not be held responsible for the performance of any particular contractor.

Due to regional variations, we cannot and do not guarantee the availability of any materials or products suggested or specified on plans.

The information, plans and specifications contained in these documents is provided "as is" without warranty, either expressed or implied, including, but not limited to, the implied warranties of fitness for a particular purpose, merchantability, or non-infringement.  Maine Coast Cottage Co., its owners, its employees, agents and subcontractors assume no responsibility for errors or omissions in these pages or other documents which are referenced by or linked to these web pages.

These documents could include technical or other inaccuracies or typographical errors.  Maine Coast Cottage Co., its owners, its employees, agents and subcontractors assume no liability for errors or omissions in these documents and reserves the right to make changes at any time.

Copyrights:

All our designs are protected under the terms of United States Copyright law, and may not be copied or reproduced in any way unless you have purchased a Reproducible Set labeled to indicate your right to reproduce.  You are authorized to construct one single family home from the plans you have purchased.  Should you wish to build additional dwellings, you may purchase the required number of additional full plan sets.  It is illegal to make copies from blueprints.  You may be held legally responsible for any copyright infringement that is caused or encouraged by your failure to abide by the terms of this agreement.

Only the original purchaser has the right to build one home from the plans purchased.  In no event may you transfer, assign, rent, lease, sell or otherwise dispose of these construction documents.  A client, however, may purchase plans for a builder to build one home for the client.

Maine Coast Cottage Co. retains title and ownership of the design, construction documents and all subsequent copies of the works regardless of the form of the original and other copies.  This is not a sale of the original documents whatsoever.  It is illegal to have plans drawn based in whole or in part on Maine Coast Cottage Co. house plans, designs, web pages or marketing literature without having first purchased the plans.

Conditions of Sale Policy:

Maine Coast Cottage Co. authorizes the sale and uses of these plans expressly conditioned upon the purchaser's obligation and agreement to strictly comply with all applicable codes, ordinances, regulations and requirements.  Note that certain states require the services and seal of an architect and/or engineer registered in that state.

Purchaser agrees that the use of the plan is for the construction of one house only.

Due to the nature of the product, we are not able to offer returns or exchanges.  All sales are final.  Construction plans may not be returned for credit and/or refund under any circumstances.

All construction plans ordered from us are provided "as-is" and Maine Coast Cottage Co., its owners and its employees disclaim all other warranties, expressed or implied, including merchantability or fitness of purpose.  Maine Coast Cottage, its owners, its employees, agents and subcontractors are not liable for incidental, special, consequential or indirect damages of any kind, including, but not limited to, loss of business opportunity, anticipated profits, or other economic loss arising out of the use of services or any construction plans received from Maine Coast Cottage Co. even if Maine Coast Cottage Co. has been advised of the possibility of such damage.  It is the customer's responsibility to ensure the accuracy, fitness of purpose, compliance with applicable codes and regulations of any plans or construction information received from Maine Coast Cottage Co. prior to use thereof.  In the event any liability is imposed on Maine Coast Cottage Co., Maine Coast Cottage Co.'s liability to you or any third party shall not exceed the price paid for the construction drawings received.
